About Us

Amber is an ambitious and accomplished marketing, brand and communications Director with over 20 years of experience in growing teams and delivering strategies for some of the top developers in the UK such as Lendlease, Countryside Partnerships, Ballymore and Berkeley and more recently Anthology London, Lifestory Group and Dominus.

She has delivered brand strategies for multiple destinations, placemaking and large scale regeneration developments across the UK, Europe and America, not least as Head of Marketing for Lendlease Europe.

She has a reputation as a transformational leader whose expertise encompasses all aspects of marketing management, brand creation and awareness, marketing operations, communications and team leadership.

Amber joined Bywater in 2024 as an Associate Development Manager. She previously worked at The Arch Company as a Senior Quantity Surveyor and brings her experience of successfully managing consultants and contractors to support the delivery of projects across a large portfolio.

Amber has also worked at Arcadis, where she gained a Masters in Quantity Surveying and became a Member of the Royal Institution of Chartered Surveyors. She has 8 years of cost, contract and commercial management experience and has worked alongside signature design team consultants to deliver Grade A London office buildings and achieve challenging sustainability goals.

Andrea joined Bywater in January 2026. She holds a double MSc in Banking and Finance from Bayes Business School in London and Catholic University of the Sacred Heart in Milan.

Before joining Bywater, she worked at Deloitte in Luxembourg and at a Real Estate Advisory Firm in London.

She is part of the investment team, supporting the analysis of real estate acquisitions and development opportunities.

Anthony brings 25 years of experience managing complex residential and commercial developments across the full project lifecycle. A chartered builder and chartered manager, he has a proven track record of leading multi-disciplinary teams from inception through to completion, with a consistent focus on delivery, compliance and quality at every stage.

Anthony leads Bywater’s established development team, driving forward the company’s carbon-conscious development principles and its commitment to addressing the climate emergency with urgency and intensity. He will play a central role in delivering Bywater’s growing pipeline of exceptional residential and commercial projects, championing innovation and design to create buildings with lasting, industry-wide impact.

Emma is a qualified accountant and experienced real estate specialist with over 20 years in the sector. She joined Bywater in 2015 having previously worked for Palmer Capital, Invista Real Estate and Sainsbury’s property development arm.

Emma leads on all financial reporting, both internally and for JV partners and leads on compliance and tax implications of corporate structuring. As Head of Finance she has oversight of all risk, leverage and hedging positions and is closely involved in all debt negotiation.

She is actively involved in all new acquisitions and disposals with a central co-ordination role in due diligence and legal, finance, and JV partner closings.

Jack leads on the sourcing and execution of transactions in the workspace sector. Jack has over 13 years of experience working on investment and development projects in the London markets, having previously worked at Jones Lang LaSalle in their City Capital Markets team for over 5 years as well as spending 2 years working in Doha for DTZ Qatar.

Jack is exceptionally well networked across the workspace sector and leads on both opportunity and debt sourcing for new deals as well as managing the underwriting and due diligence process including the internal and partner approvals process.

James Mitchell brings sharp financial leadership and over a decade of real estate expertise to Bywater. Formerly at Schroders, he led financial control across UK and European property funds, from offices and hotels to residential and debt. At St Martins Property Group, he transformed global reporting and governance, driving EBITDA growth and faster decision-making.

A Chartered Accountant with a knack for turning complex data into clear strategy, James now heads Bywater’s finance function, powering investment, performance and operational resilience across the group

Joe Jack is the Head of Regenerative Strategy at Bywater, embedding his years of cross-discipline experience directly into our projects and business. He is coordinating Bywater’s core response to the climate crisis and approach to ESG.

Prior to joining Bywater, Joe Jack was a partner at leading architectural practice Feilden Clegg Bradley Studios, where he led on research and sustainability, working across projects to drive forward innovation and minimise their impacts on the planet.

He has been a key part of many pioneering sustainability initiatives, including LETI, UK Net Zero Carbon Building Standard and Architects Declare, as well as working closely with industry organisations including CIBSE, RIBA, IStructE, and RICS. He recently co-edited the RIBA book, Materials: An Environmental Primer, reconnecting people with the common materials found in construction.

John joined Bywater in 2025, having previously worked at living developer Watkin Jones PLC where he led landmark deals in the BTR, PBSA and Co-Living sectors across the UK. John is a member of the RICS, holds a Bachelors Degree in Russian Studies and a Masters Degree in Real Estate.

At Bywater, John is responsible for acquiring, growing and delivering our living portfolio. He brings passion, tenacity and integrity to our purpose of creating sustainable homes for future generations.

An ACCA qualified accountant, Josh graduated with a degree in Accounting and Finance from the University of Exeter in 2023. He began his career in an accountancy practice near Reading and now supports the Bywater finance team with day-to-day operations and reporting. Known for his positive attitude and dependable nature, Josh is a valued and trusted member of the team.

Julian Stocks is a Partner and Board member of Knight Frank, specialising in portfolio asset management and strategic property advisory work. He leads teams looking after over £4bn of assets in the UK where Knight Frank have responsibility for strategy, asset management and property management.

Julian has over 30 years’ experience in the European and UK markets and was previously Senior Partner at Deloitte Real Estate and UK Managing Director of Tishman Speyer. He was on the Board of the Westminster Property Association for 15 years and is an Investment Property Forum Mentor.

Kevin joined Bywater in 2025 bringing over 25 years of experience in financial leadership, corporate strategy and business transformation. Kevin is a commercially driven qualified accountant with expertise in financial forecasting and improving operational efficiencies. Previously, he served as CFO at Europa Capital, where he led the finance, tax and legal teams and has broad experience in establishing and managing investment structures in the UK and Europe.

At Bywater, Kevin has overall responsibility for leadership in areas of finance, tax, risk, governance and digital innovation.

Mhairi acts as an assistant to the leadership team as well as supporting the business in reporting and record keeping.

Mhairi has a background in bio-medical science and has worked in research programmes for a number of private sector and higher education employers as well as support roles at the Development Bank of Japan.

She is bilingual in English and Japanese.

Nicole is an experienced real estate finance professional from Canada with experience in real estate debt, modelling, fund structuring, investor relations, and institutional capital raising. She previously worked at KPMG LLP and a high-growth Canadian real estate developer and investment firm, specializing in opportunistic and core real estate developments across living, commercial, and industrial asset classes.

Nicole is also a qualified accountant and a Canadian Chartered Business Valuator. At Bywater Nicole leads on real estate debt financing, financial planning & analysis, and supports the joint venture structuring and investor reporting teams.

Patrick O’Gorman is a dynamic and forward-thinking leader with over two decades of experience, shaping the future of real estate investment across the UK and Europe. With a career across a number of European markets and trusted by a multitude of international investment partners, Patrick has earned a reputation as a strategic force in the industry, combining deep expertise in investment structuring with a global network across capital markets.

Before joining Bywater in 2013, Patrick led transformative deals and built high-performing teams as Head of Capital Markets for Central & Eastern Europe at CBRE. At Bywater, he continues to drive the company’s investment strategy, capital structuring and investor relations, positioning the business for scalable growth and long-term impact.

Patrick is also a Board Member of Invest NI, Northern Ireland’s Economic Development Agency and a respected voice in the industry, frequently contributing insights on investment trends and market dynamics.

With a proven track record, a bold vision, and an unwavering commitment to excellence, Patrick is leading Bywater into its next chapter, unlocking new opportunities and delivering value for investors, partners and communities.

Rhiannon is a qualified chartered accountant and an experienced real estate finance manager. Rhiannon commenced her career at PwC in Australia and also worked on secondment for the firm in Canada. Since moving to London in 2018, and prior to joining Bywater, she worked for a student accommodation platform and a hospitality aparthotel group.

Rhiannon leads reporting on ongoing projects and is responsible for day-to-day finance work across the business under the direction of the Head of Finance. She also supports the development team with project cashflows and provides support on new acquisitions.

Richard Walker (Lord Walker of Broxton OBE) is Founder and Chairman of Bywater Properties and Executive Chairman of The Iceland Foods Group, his family business. In recent years he has exemplified transformative leadership by steering both businesses towards substantial social and environmental impact.

In 2026 Richard became a member of the House of Lords and was appointed the Government’s Cost of Living Champion, reporting directly to the Prime Minister. He is Chairman of The Iceland Foods Charitable Foundation and Ambassador for The Wildlife Trusts and Alzheimer’s Research UK. He has previously sat on various government advisory boards, and is well known as a contributor to both print and broadcast media.

Stephen spent most of his career at CBRE, the world’s largest property advisory firm. He held several senior roles within the firm and was the UK Chairman until he retired in 2019. Since that time he has been Chairman of Workspace plc, London’s leading provider of flexible offices. He holds a number of other advisory roles including being a board Member of the Australian Super/BL JV Company developing Canada Water.

Tim is a Chartered Surveyor with nearly 15 years of experience in the commercial property sector. He joined Bywater in 2025 following over three years at Europa Capital, where he worked across multiple sectors and geographies throughout Europe, holding roles in both asset and fund management. During his time there, he was involved in shaping and executing strategies to preserve and enhance value through a combination of active asset management and broader portfolio-level decision-making. Prior to this, Tim spent almost a decade in property management, leasing consultancy, and investment advisory roles.

At Bywater, Tim is involved in all stages of the investment lifecycle. He leads asset management activities across the portfolio, working closely with the investment, development, and finance teams to ensure efficiency and strategic alignment. His focus is on delivering high-quality, resilient investments that generate lasting value for shareholders and wider society.
