Bywater transformed 30,000+ sq ft of previously un-lettable space near City Hall into vibrant, future-facing workspaces that now attract Belfast’s growing tech sector. Retaining the original structure and façade enabled delivery at just 72kgCO₂e/m² avoiding around 364 tonnes of emissions. Instead of carbon-intensive finishes, we commissioned local artist Esther O’Kelly to create her first large-scale triptych, bringing community and character to the space. During leasing, the upper floors hosted temporary art installations, reflecting our ongoing commitment to visual arts and regenerative placemaking.
